Present Land Use
Vacant. Parcels were created as part of the Benbow Subdivision No. 1. GP: Residential Low Density (RL) in the Garberville Community Plan (GRBAP) Density: 1-7 units per acre. Z: Residential Single Family - 20,000 sf minimum and Design Review (R-1-B-3-D).
Document Description
A voluntary merger of two adjacent parcels to create a single building site. Although the combined parcel will be just less than 2 acres in size, site developability is restricted by the Streamside Management Area (SMA) of a small unnamed intermittent creek. A Special Permit is requested to reduce the SMA setback from 50 feet down to approximately 20 feet as support by a biologist. All mitigation measures found in the Biological Report will be included in this project. Future residential development will be served by on-site sewage disposal and community water. Design Review will be completed by the Benbow Design Review Committee.
