- Document Description
- Site Development Permit 05-17-5038 provides for the construction of a model home complex for previously approved Tract 17543. The complex includes on single-family dwelling with its garage serving as a temporary sales office, three single-family dwellings/lots serving as models, 11 temporary parking spaces, temporary on-site signs (pursuant to Minor Planned Sign Program 11-13-3671), temporary fencing and landscaping. Sales complex hours of operation will be limited to daylight hours and generally operate 10:00 a.m. too 6:00 p.m. Tract 17543 is a further subdivision of Tentative Tract Map 16466. Project was evaluated in and contemplated by the SEIR that was prepared for the Shea/Baker Ranch Project and certified by the City of Lake Forest City Council on May 5, 2012. The Shea/Baker Ranch certified SEIR was not challenged within the time period prescribed in subdivision (c) of Public Resources Code section 21167 and thus the SEIR is presumed valid in accordance with Public Resources Code section 21167.2. The proposed project is consistent with scope of the approved Area Plan and Tentative Tract Map 16466. Therefore, the certified SEIR serves as the environmental documentation for the project and the project is in compliance with the requirements of CEQA.
