Document Description
Site Development Permit 06-16-4928 provides for the construction of a model home complex for previously approved Tract 17534. The complex consists of three single-family homes with accessory structures, a temporary sales officer trailer, temporary parking lot, temporary signage, temporary fencing and landscaping. All lots are previously approved and rough graded per Tentative Tract Map 16466.
The project was evaluated in and contemplated by the SEIR that was prepared for the Shea/Baker Ranch project and certified by the City of Lake Forest City Council on May 15, 2012. The Shea/Baker Ranch certified SEIR was not challenged within the time period prescribed in subdivision (c) of Public Resources Code section 21167.2. The proposed project is consistent with scope of the approved Area Plan and Tentative Tract Map 16466. Therefore, the certified SEIR serves as the environmental documentation for the project and the project is in compliance with the requirements of CEQA. The NOD corresponding to the original EIR was filed June 4, 2008 (Document No. 200885000586).
