Document Description
Site Development Permit 5-15-4798 is a request to develop the eastern portion of Planning Area 1L of the Shea/Baker Ranch Area Plan (Area Plan 2-11-1732) with 103 single-family residences. The requested Site Development Permit provides for the construction of two story single family homes (one per lot) with attached two car garages on 106 lots; and associated improvements, including driveway paving, parkway landscaping and walls/fences. All lots are previously approved and rough graded per Tentative Tract Map 16466. The project includes three floor plans, four different architecture styles and nine color schemes. Each unit will include a two car garage and a two car driveway. 118 on street parking spaces are available. Site Development Permit 5-15-4798 was evaluated in and contemplated by the SEIR that was prepared for the Shea/Baker Ranch project and certified by the City of Lake Forest City Council on May 15, 2012. The Shea/Baker Ranch certified SEIR was not challenged within the time period prescribed in subdivision (c) of Public Resources Code sec 21167 and thus the SEIR is presumed valid in accordance with Public Resources Code sec 21167.2. The proposed Site Development Permit is consistent with the scope of the approved Area Plan and Tentative Tract Map 16466. Therefore, the certified SEIR serves as the environmental documentation for the project and the project is in compliance with the requirements of CEQA.
