Document Description
The proposed project involves the construction of three new office flex type buildings that would offer varying types of office space to tenants in various industries. Anticipated uses would mainly fall into the following categories: office, sales and service, and research and development. These uses are consistent with uses previously designated for the area under the Richmond General Plan and the Knox Freeway/Cutting Boulevard Corridor Specific Plan. The buildings will be demised to accommodate tenant spaces from 1,500 sf to 3,400 sf of lease area. The buildings are configured so that the grade doors (service side) face the rear of the site where the majority of employee parking is located. Parking in front of the buildings is intended for visitor and employee use. The structures are configured such that the front 20-24 ft. of depth is two story office and the remaining portion of the rear is single story, hi-bay service area. Each building will be two stories in height with the following areas: Building "A" = +/- 18,458 sf, Building "B" = +/- 31,210 sf, and Building "C" = +/- 24,840 sf. The total FAR for this project is 0.36.
