Document Description
Proposal by Ken and Jennifer Soni for a Conditional Use Permit to allow for the construction of a new +/- 28,000 sf winery on a 120 acre site. Use areas within the building include a 2,300 tasting room, approximately +/- 6,800 sf of active use area to accommodate laboratory areas, on-site processing accessory offices, a banquet room and bathrooms, and +/- 18,600 sf for storage area including barrel storage, case good storage and wine caves. Wine processing activities include crushing, fermenting, pressing, barrel storage, bottling, and blending with an ultimate production of approximately 20,000 cases per year. The winery is proposing to hold up to six special events a year with a maximum of 80 persons attending each event. The project also includes a request to adjust the north side property line setback from 200 ft. to 150 ft., which will allow the wine caves to encroach within the setback area. All surface structures will exceed the 200 ft. setback requirement.
