The project would include a total of 185 residential lots comprised of 177 for-sale single-family parcels ranging in size from 14,000 to 31,000 square feet and eight affordable housing parcels to be sold, developed, or donated for future multi-family attached housing. In addition, the project would include approximately 175 acres of public open space and 4 miles of on-site trails. The site is comprised of 283.76 acres located at the most-northeastern corner of Truckee within the town boundaries. Of the approximately 285-acre site, roughly 213 acres are located in the RS-1.0 (single-family residential, one dwelling unit per acre) zoning district and 70 acres are located in the Open Space (OS) zoning district. The 2025 General Plan land use designations are Residential (0.5 to 1 dwelling unit per acre) and Resource Conservation/Open Space.
