Approximately 293 acres in the northern portion of the Specific Plan are designated as Industrial (116 acres), Low Density Residential (172 acres) and Commercial (5 acres) in the City of Banning current General Plan. Approximately 255 acres in the southern portion of the project site is within the County of Riverside and is designated Low Density Residential in the County of Riverside General Plan. Within the City of Banning, 121 acres of the project site is zoned Manufacturing and 172 acres is zoned R-1, Single Family Residential on the current Banning Zoning Map. The unincorporated portion of the site is zoned A-10, Light Agriculture, 10-acre minimum lot size on the County's Zoning Map.
Document Description
The Sunset Crossroads project proposes development of 548.4 acres as a master planned community consisting of up to 2,214 residential units, a commercial center, a fire station and open space uses, including parks and connecting linear parks. Approximately 293 acres are within the corporate limits of the City of Banning and approximately 255 acres lie within the sphere of influence of the City of Banning in an unincorporated portion of Riverside County. The project site is generally located south of I-10 and north of Bobcat Road, between Highland Home Road on the west and Sunset Avenue on the east. Access to site is provided via Sunset Avenue.
