Document Description
A Lot Line Adjustment between two separate legal parcels known as APN 015-094-12. Parcel 1 (Book 248 deeds, page 337) and Parcel 2 (Book 272 deeds, page 38). Proposed Parcel 1 at 5740 sf, is developed with an existing residence and detached garage. Proposed Parcel 2 at 10,010 sf, is vacant. The parcels are/will be served by community water and sewer. An exception to the required 550' lot frontage requirement is being requested per Section 325-9 of the Subdivision Ordinance in order to create a "flag lot" configuration for proposed Parcel 2. A Coastal Development Permit is required since the properties are located within the Coastal Zone but outside of a mapped Exclusion Area for Lot Line Adjustments.
