Document Description
A Parcel Map Subdivision of a 0.52 acre parcel into three parcels ranging in size from 5,585 sq. ft. to 9,308 sq. ft. Proposed Parcels 1 and 2 acre currently vacant. Proposed parcel 3 is developed with an approximately 1,400 sq. ft. single family residence and a detached 690 sq. ft. garage. A Special Permit is required for a modification to the 6,000 sq. ft. minimum lot size under zoning for Parcel 1 as permitted under Section 314-99.1 of the Humboldt County Code. The project also includes an exception request to the lot frontage requirement in order to allow for the creation of proposed Parcels 2 and 3 as "flag" lots, and a request for an exception to the 40 foot wide right-of-way requirement for the access to proposed Parcel 1 and 2. Water and sewer service will be provided by the Humboldt Community Services District.
