Document Description
The proposal is to create 243 single-family lots on approximately 194 acres. A Planned Development zone district is planned to accomodate the project, allowing for lots that vary from the standards outlined in the (R1-H-S) district regarding lot size, lot frontage, street width and cul-de-sac length standards. This project proposes extensive grading of the ridge tops with retaining walls to contain fill in order to create relatively level building sites. The site development proposal includes relatively narrow streets with 32 feet of paving as measured from the face of the curb to face of curb. Round-abouts are proposed at the main intersections. The cul-de-sacs will feature a landscape feature in a center island. The main entrance street up to the first roundabout will be divided with 12-foot wide lanes and a center lanscaped median. Other features of the development are landscaped streetscapes and housing design and lot layouts based around pedestrian access along paseos (landscaped walkways) between the houses and the non-building area in the canyons. The proposed Plan Development zone district and a development agreement will control the implementation of this project. Maintenance of the various public and private facilities will be throught a Lighting and Landscaping District on public right-of-way areas, the ongoing maintenance of the fuel reduction measures will be provided through a vegetation management district, drainage facilities including the detention pond through a drainage district and a Home Owners Association will own the easement for the paseos and provide ongoing maintenance.
