Document Description
The proposed project consists of constructing 233,400 sq. ft. of commercial development within 12 buildings ranging in size from 3,000 to 40,000 sq. ft. The buildings are proposed to be 30-feet high. The uses will range from fast food restaurant with drive-through to home furnishings. The design of the project has the front of the buildings oriented toward Interstate 215 and the loading areas adjacent to Avenida Acacias. The loading acres are a minimum of 20-feet from the edge of the right-of-way and are screened from the adjacent homes to the east by berming, landscaping, and a screening wall that is 10 to 15-feet in height. The site proposes two access driveways from Avenida Acacias. In addition to these two driveways the project has a shared access easement with the commercial development to the northeast. This shared driveway takes access from Los Alamos Road via a signalized driveway. The project has been designated to provide 1,056 parking spaces which are in excess of the 761 required by the City's Development Code. The project proposes a 15 foot landscape strip along Interstate 215 to provide buffering and screening of the parking areas. The project provides 20.9% landscaping which is in excess of the required 20%. The project is designated to avoid any potential hazards.
