The subject site is designated Combined Industrial/Commercial on the San Jose 2020 General Plan Land Use/Transportation Diagram. It is located in the Downtown Frame Area, which has a maximum height limit of 120 feet according to the General Plan. The present land use of the subject site is a vacant former railroad yard and warehouse uses. The subject site is zoned Industrial Park (IP) and Heavy Industrial (HI) Zoning Districts.
Document Description
The proposed project consists of a Planned Development (PD) Rezoning from Industrial Park (IP) and Heavy Industrial (HP) Zoning Districts to a (PD) Planned Development Zoning District and associated development permits to allow a community retail center of up to 385,000 square feet. The proposed retail center contains a mixture of retailers, sit-down restaurants, drive-through fast food restaurants, a gas station, and other typical retail and quasi-retail uses such as service businesses and office uses. The project site is located within the City of San Jose, generally south of Coleman Avenue, east of Taylor Street, north of the Union Pacific Railroad line, and west of the Guadalupe River. The majority of the site is owned by the Union Pacific Railroad Company, and was previously used for railroads and related storage. The site is not currently in use.
