Document Description
Planned Development permit for 1608 units for single family and multiple family residential use with an associated golf course and lodging resort. The applicants have requested the following modifications:
- Density Transfer
- Combined driveways and parking areas
- Alternative road development as outlined in the Hillside Design Standards.
The maximum number of units allowed under the existing general plan and zoning designations is 4,610 units. This project is proposing utilizing approximately 35% of the permitted density. Government Code Section 65863 prohibits density reduction unless it can be demonstrated that the density of the subject lands are not being used towards satisfying the county's housing needs.
