Document Description
Subdivide two parcels composing 20 acres into 141 parcels, to be developed with a mix of single-family units, including a row of live/work units along the UPRR tracks. The total number of units is somewhat flexible, but will be between 186 and 207 residential units, at a density range of 9.3 to 10.4 dwelling units per acre. Lot sizes vary from 2,150 s.f. to 10,640 s.f. As part of the subdivision, the applicant is proposing to secure a 50-foot wide easement across the neighboring properties to the north and south to provide a "buffer zone" from existing agricultural operations (orchards) on these properties. A 0.41 acre "neighborhood green" is located in the center of the development to provide both active and passive recreation for residences.
