Existing development consists of low- medium- and high-density residential neighborhoods, neighborhood commercial services, light industrial / manufacturing uses, schools, parks, and the Solana Beach Transit Station. Zoning and General Plan designations are largely consistent with the existing pattern of land uses, including Residential (Medium, Medium High, High), Commercial (Light, Special, General, Office/Professional), Industrial and Public (Pubic/Institution, Open Space/Recreational).

Document Description
The project involves the adoption and implementation of a Redevelopment Plan which will allow the Solana Beach Redevelopment Agency to participate in various redevelopment programs and activities aimed at the removal of physical and economic conditions of blight from the Project Area. The ultimate goal of the Redevelopment Plan and Redevelopment Agency is to stimulate new residential, commercial, and public development that is consistent with the General Plan, various Specific Plans, and other land use policies.

Project Location: The project is located in the City of Solana Beach, County of San Diego, and State of California. The proposed Project Area consists of two noncontiguous sub-areas, encompassing an approximate total of 226 acres. Sub-Area 1 encompasses approximately 90 acres within the Highway 101 commercial corridor, including one parcel south of Dahlia Drive and extending northerly to the City limits. Sub-Area 1 is bounded by Acacia, Sierra and the Pacific Ocean to the west, and by Rios, and AT&SF RR on the east. Sub-Area 2 encompasses approximately 137 acres and is located in the Eden Gardens section of the City. Sub-Area 2 is generally bounded by Genevieve on the north, Turfwood on the south, and Stevens and Valley on the west, and Ida and I-5 on the east.
