The proposed project includes a single major tenant identified as Wal-Mart Stores, Inc., with a building size of approximately 198,786 square feet and a 19,318 square foot attached garden center (9,350 square feet under a hard canopy and 9,968 square feet fenced but uncovered). The proposed project includes a request for General Plan Amendment and Rezoning to extend the commercial land use designation and zoning that exists on the eastern approximately 14.0 acres of the project site to the existing residential zoning over the western approximately 2.0 acres of the approximately 16-acre parcel. The 2.0 acres are currently designated residential and zoned R-2 and R-4, Single Family Residential. The proposed project includes a Tentative Parcel Map that will result in a property line adjustment.
