Document Description
1. Use permit to allow fill, excavation and development within the natural Stream (NS) Combining Zone. The site is 3 +/- acres and zoned LC and LC(NS) 2. An Exception to the Multiple Family Dev. Standards to: (a). Deviate from open space requirements pursuant to SZV Section 305-14 to allow a reduction in open space between buildings. This section requires a minimum 10-foot wide open space area for 1-story building, a minimum 15-foot wide open space area for 2-story buildings, and a minimum 20-foot wide open space area for 3-story building. The open space area for each building may not overlap. (b). Deviate from setback requirements pursuant to SZC Section 305-12 to allow a reduction of the required 25-foot setback from a private drive for the proposed structures to 15 feet. 3. A Development Plan Review to allow a 50-unit condominium complex in the LC and LC(NS) zones. 4. A Deviation from the Zoning Code Section 305-13.3 to allow a 6-foot high wrought iron fence along the entire perimeter as opposed to the required solid wood or masonry fence. 5. A Parcel Map Waiver for condominiums.
