Document Description
Proposal to subdivide approximately 24.64 vacant acres into 12 single family residential lots in the Alessandro Heights area. A Planned Residential Development application has also been filed. Lots range from between 1.07 and 2.63 acres in size. The subject property is characterized by rolling, hilly terrain, and includes tributaries to the Prenda Arroyo. Access to the site is provided via Overlook Parkway via a private street. Grading is proposed to accommodate the street system and residential pads generally ranging between 18,800 and 21,000 square feet in size, involving manufactured slopes up to approximately 60 feet in vertical height, though with most at or below 20 feet in height. A number of exceptions to the City's grading ordinance are requested to implement the project.
