Document Description
Demolition of 80-units contained in 8 structures for the development of a 5-story, 94-foot high, 225-unit apartment building with 392 parking spaces on a 1.53 acre lot in the R4-1 and R4-2 zones. The project includes a 35% by-right density bonus due to being located within 1,500 feet of a transit priority arterial and for providing 8 affordable housing units for the disabled (5% of the allowable density). The project includes the following discretionary actions: Site Plan Review Findings and Zone Variance to exceed floor area ratio permitted in the R4-1 zone. Other City actions include: Permit for Excavation and Grading of approximately 30,000 cubic yards of dirt, Haul Route Permit for Export in excess of 1,000 cubic yards of dirt, and all other Grading, Building, and Construction related permits granted under the authority of the Department of Building and Safety.
