Document Description
Demolition of eight apartment buildings with a total of 80 units and the development of a five-story, 94-foot high, 225-unit apartment building on a 1.53 acre lot in the R4-1 and R4-2 zones with 392 parking spaces. The applicant is requesting a 35% by-right density bonus for providing eight units (5% of the allowable density) for disabled persons and because the project is located within 1,500 feet of a transit priority arterial. Discretionary actions for the project include but may be limited to Site Plan Review Findings and either a Zone Variance to allow a greater floor area ratio permitted under the portion of the site zoned R4-1, or a Zone Change from R4-1 to R4-2 on that portion of the site to accommodate a density bonus.
