Document Description
a) amend the Western Rosedale Specific Plan from map code SR (suburban residential) to map code GC (general commercial); b) a change in zone classification from E(1/4) (estate 1/4 acre) to C-2 (general commercial); c) a conditional use permit to allow a mini warehouse facility with outside storage; d) a zone variance to allow: (1) a reduction in the number of required parking spaces from 28 to 10 for mini warehouse facility in a C-2 district, & (2) a 10 foot high monument sign with 80 square feet of sign area where 8 feet & 48 sq. ft. of sign height & area, respectively, are the maximum allowed in a C-2 District. The project site is a 35.61 acre portion of a 40 acre parcel. Intent is to develop the property with a mini warehouse facility that includes outside recreational vehicle (RV) storage. As proposed, development would occur in 7 phases & culminate in a 511,775 sq.ft. storage facility. Phase I would entail 149,025 sq.ft. of storage space, some of which would be located along the permiter of the site, in addition to a 624 sq. ft. office & a 1,353 sq.ft. manager's residence. Project site landscaping & a decorative fountain woiuld also be installed as part of Phase I. Phase 2-7 would range in size from 32,300 sq.ft. to 71,400 sq.ft. & would be utilized for RV storage prior to their development. Storage areas would employ a 2 inch gravel dust binder & include the usage of portable carports & enclosed portable carports. Water supply & sewage disposal would be via private water well & public sewer, respectively. Access would be by a drive approach on Stockdale Highway, which is designated as an "arterial" alignment by the circulation element of the Western Rosedale Specific Plan.
