Multiple use development project more commonly called a "near town." The 303+\- acre project site (331+ acres including all roads) surrounds the north-west, south-west, and southeast corners of the intersection of Merced Falls Road, Ranchita Drive, and Barretts Cove Road in the County of Mariposa unincorporated community of Lake Don Pedro.
The applicant is proposing a mixed use development encompassing 26+ acres of commercial, office, business, civic, and residential property, with the balance of the acreage providing for 1,348 or more dwelling units. The project application involves the creation of several neighborhoods with mixtures of single family detached dwellings, single family attached dwellings, and other cluster-style dwelling units.
