Document Description
The project sponsor, Tim King, is requesting site approval of Site Development Permit Application SDP-8-03 to construct a 224-unit apartment complex on 20.55 acres and Tentative Subdivision Map Application S-03-03 to subdivide 8.63 acres to create a total of 19 parcels to support multiple family residential development. The two projects are being evaluated together for efficiency, since they are next to one another and have many common aspects. The apartment complex project would include construction of 28 two-story apartment buildings with eight units in each building, four units per level. There would be 144 two-bedroom units and 80 three-bedroom units. A community building and common recreation facilities are also proposed. The site plan includes a one-acre "outlot" area, which is proposed to accommodate a future day care center. The tentative map project would include construction on-site of streets, utility, and storm-drainage improvements necessary to serve the proposed lots. Typical lot sizes or developable areas range between 12,500 and 21,500 square feet. No building plans have been submitted or are required for the tentative map review. Future development on the resulting lots would be subject to the requirements of the "RM-15" zoning district.
