Document Description
Proposal for Major Subdivision and Administrative Permit for a clustered, Residential development to subdivide 80.76 gross acres into 12 lots. The project will consist of 10 single family residential lots measuring 1.21 to 8.02 net acres, one road lot measuring 3.12 acres, and one open space lot measuring 47.03 net acres. The proposed residential lots will be served by on-site sub-surface disposal systems and will receive water service from the Otay water District. Fire service will be provided by the San Miguel Consolidated Fire Protection District. Access to the site will be from Rancho Diego Circle, an existing public road. The proposed private road (Sandera Road) off of Rancho Diego Circle provides access to all lots and will end in a cul-de-sac. Emergency access will be provided from the south of the property, off of Via Caliente Del Sol and will include a gated entry. Proposed grading for project implementation, including pads, driveways, and road improvements, will involve a balanced cut and fill of 18,900 cubic yards. The maximum cut slope ratio will be 1.5:1 and the maximum fill slope ratio will be 2:1.
