Document Description
City Initiated Zone Change and Plan Amendment to the Northeast Los Angeles Community Plan area for various subareas located immediately adjacent to the Gold Line-French Avenue Station in order to promote mixed use development in close proximity to a transit station. Pursuant to Section 11.5.8 of the Municipal Code, General Plan Amendments from Low Medium II Density Residential to General Commercial (Subarea 1 and 2); Limited Manufacturing to Commercial Manufacturing (Subarea 3); Public Facilities to Commercial Manufacturing (Subarea 4); and Low Density Residential to Commercial Manufacturing (Subarea 5); and pursuant to sction 12.32 of the Municipal Code, Zone Changes from RD1.5-1-HPOZ to [T][Q]RAS3-1VL-HPOZ (Subarea 1 and 2); M1-1 to [T][Q]CM-1VL (Subarea 3); and PF-1 to [T][Q]CM-1VL (Subarea 4); and R1-1-HPOZ to [T][Q]CM-1VL-HPOZ (Subarea 5). No project is proposed. However, the proposed zone changes within the subareas would permit a combined maximum allowable density of 281 residential dwelling units and a maximum allowable total of 58,000 square feet of commercial space.
