The proposed subdivison site is currently vacant, is zoned Single-Family Residential (R-1), is located in the City's Airport Influence Area "C" zone, and is designated Residential medium Density.
Document Description
Subdivision of an 18.6 acre site into 65 single family residential building lots. Final maps will be submitted in phases. The project includes an earthen berm along the full SR 162 frontage of the site that will occupy an area approximately 27 feet wide, have a maximum height of 6 feet, 3:1 slope. The SR 162 side of the berm will be faced with a 3 foot tall masonry retaining wall. Improvements to SR 162 will include a turn lane, an acceleration/deceleration lane, and frontage improvements, all to Caltrans standards. The project also includes the 10% open space area required within the Airport Influence Area "C" Zone and is located along the soutern boundary of the site. Shallow drainage retention ponds will be constructed within a portion of the open space area to provide stormawater retention capacity. Infrastructure improvements will include a 2,500 lineal foot extension of a 12 inch water main., and construction of a sewer lift station and an 8 inch force main approximately 5,200 lineal feet in length to connect to existing infrastructure.
