Document Description
Coastal Development and Conditional Use Permits are required for the operation of a domestic "companion" animal rescue facility. Miranda's Rescue has been operating for several years in two locations without the benefit of County review; this project seeks to remedy this current violation. The applicant proposes to house a maximum of 60 dogs and 100 cats in a fenced area encompassing four (4) separate parcels. Three (3) of the four (4) parcels will be merged as part of this project. The entire fenced area will be 28,800 sf in size. There is currently a 960 sf. modular office unit on site. The applicant proposes to build a 6,880 sf completely enclosed, metal kennel building for the dogs. The cats will continue to inhabit their existing 2,025 sf "cat condo" and their +/- 1,900 sf "run". Lastly, there is an approximately 700 sf puppy area. Most of the remainder is for parking and the designated dog run. Also included in this application in the Rescue's annual benefit which includes parking for +/- 100 vehicles on the SW portion of APN-04. The parcels are developed with on-site sewage disposal for the animal waste and a well which is located on an adjacent parcel, 201-191-02. Access is off Drake Hill Rd, from southbound Highway 101. Also included in this project is a Variance from the development standards of the zone; ie, setbacks.
