Document Description
Request to subdivide 18.5+/- acres (Vesting Tentative Tract Map 7421) into 49 residential lots, 3.2+/- acres of park and common areas, and a separate 4+/- acre remainder parcel, with extensions of public services (i.e., including water, sewer, streets, and storm drainage) and off-site traffic improvements. The request also is to amend Housing Implementation Program 02-003 allocations for 45 single family detached residences to include four additional residential lots (by dividing four previously approved lots in two), to change the dwelling type for the resulting eight lots to four attached couplet structures on eight lots, and to reduce open space by 1+/- acre. The amendment would also increase the number of lots providing affordable housing from four to eight units (two affordable to very low-income households and six affordable to low income households). The request includes Planned Development zoning to establish residential development standards, and site Plan Approval to review the project's architectural and landscape design. A Development Agreement is also proposed to vest development rights and secure off-site amenities.
