Document Description
1. A General Plan Amendment from Urban Development Area Agriculture - Urban Reserve with a Surface Mining Overlay Aggregate Resource Area overlay [UDA(SM)] [AG-UR(ARA)] to Low Density Residential (LDR) for 26.4109.4 acres and Commercial and Office (C & O) for 35 acres. Also a General Plan Amendment to move the Urban Policy Area boundary to include the subject property.
2. A Community Plan Amendment and Rezone from Industrial Reserve with a Surface Mining Overlay [IR(SM)] and Industrial Reserve Neighborhood Preservation Area IR(NPA) to Residential Density 5 dwelling units per acre (RD-5) with a Public/Quasi-Public designation for the High School portion of the site, and Limited Commercial (LC).
3. A Rezone from Industrial Reserve with a Surface Mining overlay [IR(SM)] and Industrial Reserve-Neighborhood Preservation Area [IR(NPA)] to Residential Density 5 (RD-5), and Limited Commerical (LC). Also, a corresponding amendment to the Cordova Industrial Uses Neighborhood Preservation Area (NPA 530-20) to remove the project from that NPA ordinance.
4. A Tentative Subdivision Map to create 109 single-family lots and five landscape and street lots.
5. A Special Development Permit to create 109 single-family lots and five landscape and street lots.
5. A Special Development Permit to create private streets and a gated entry and to deviate from setback requirements for single-family residences.
6. An Exception from Title 22 to allow for lots with depths more than three times the width .
7. An abandonment of excess County right-of-way along a segment of Mayhew Road within the project site.
