Document Description
The proposed project is a request for the County of Sacramento entitlements including:
1. A General Plan Amendment from Urban Development Area with a Surface Mining Overlay (UDA[SM]) to Low Density Residential (LDR) for 26.4 acres and Commercial Office (C/O) for a 3.5 acres and a GPA to move the Urban Policy Area boundary to include the subject property.
2. A Community Plan Amendment and Rezone from Industrial Reserve with a Surface Mining Overlay (IR[SM]) and Industrial Reserve Neighborhood Preservation Area IR(NPA) to Residential Density 5 dwelling units per acre (RD-5) with a Public/Quasi-Public designation for the High School portion of the site, and Limited Commercial (LC).
3. A Tentative Subdivision Map to create 109 single-family lots and 5 landscape and street lots.
4. A Special Development Permit to create private streets and a gated entry and to deviate from setback requirements for single-family residences.
5. An Exception from Title 22 to allow for lots with depths more than three times the width.
