Document Description
The proposed project would ultimately subdivide approximately 89.27 acres into 146 parcels. The first approval request is for Phase 1, 2, and three, which would subdivide approximately 58.44 acres into 72 lots ranging in size from 7,193 square feet to 108,265 square feet. The current zoning of the property is single-family residential with a Building Site Minimum of 12,000 square feet. The project request includes a rezone to R-1-BSM pursuant to Shasta Lake Zoning Code Section 1768.030(A)3 which explains that the BSM combining district is the minimum building site of the individual lot, and is intended to be applied only where no further land divisions are expected.
