The proposed project is a Master Plan for a mixed-use development over 175+/- acres south of the City of Grass Valley. The project would represent development of a site historically used for industrial land uses such as mining, and milling. The project would consolidate the existing 15 parcels into nine parcels ranging in size from 1.6 to 76.5 acres. Subsequent residential development would convert one 33.5-acre parcel into 58 parcels - 57 single-family residential parcels and one open space parcel. Similarly, one 15-acre parcel would be subdivided into 80 residential parcels and one open space parcel.
