1. Resolution for General Plan Amendment 98GPA-03 to amend the General Plan land use designations of a 612.7+/- acre site. 2. Ordinance for Zone Change 98RZ-010 to rezone the 612.7+/- acre site. 3. Ordinance for Development Agreement 98DA-01 to allow the following: a. Creation of parcels less than 12,500 square feet in area within the R-3 zoning district. b. Gated roads to restrict access to portions of the subdivision. 4. Tentative Subdivision Map 03T-60 to divide the 612.7+/- acre site into 19 lots ranging in size from 0.05+/- to 81.76+/- acres in the area, including a 6.4+/- acres trail along the Sierra Railroad Grade through the site, 11.0+/- acres of dedication to the Cutis Creek School, a 42.19+/- acre recreational parcel, a 9.91+/- acre neighborhood commercial center, 527.22+/- acres of residential development, and 15.9+/- acres of road easements. 5. Tentative Subdivision Map 03T-61 to divide the 527.2+/- acre residential portion of the 612.7+/- acres site into 320 residential lots, including 51 lots ranging in size from 7,500 square feet in area, and 269 lots ranging in size from 0.6+/- to 5.49+/- acres and averaging 1.58 acres in area. The 527.22+/- acres of residential development consists of 12 large lots shown on Tentative Subdivision Map 03T-60, which range in size from 18.12+/- to 81.76+/- acres. It is proposed that each of these 12 large lots be developed as an individual small lot subdivison with a separate final subdivison with a separate final subdivision map consistent with Tentative Subdivision Map 03T-61 and the phasing plan adopted for the project.
