The projct site enompasses 340 acres and is currently vacant. It is located north of the City of Healdsburg withi Area C, in the unincorporated County of Sonoma. This property has a very low density residential and a medium residential land use designation.
Document Description
The proposed Saggio Hills planned development project includes the following: 1. Forty-eight (48) estate home sites on large acreage lots. Each lot would have specific building envelopes designated. Beyond this would be landscape zone. The remainder of the lot would be in private open space and unfenced. 2. A resort area concept plan has been presented for the northeast corner of the property. This wold include one hundred (100) inn rooms or casitas with spa facilities, restaurant and recreational amenities. Alternately, the resort option could be replaced with twelve (12) additional single-family estate home sites. 3. Approximately thirty-five (35) acres of land adjacent to Healdsburg Avenue would be donated to the City for public prk purposes. 4. Approximately fifty-three (53) acres surrounding Fox Pond has been sold to the Sonoma County Agricultural and Open Space District for passive park use (i.e., it would stay in a "forever wild" status). 5. 2.6 acres would be given to the City for affordable housing purposes. This wuld allow up to fifty (50) new dwellings, depending on the density chosen to develop. 6. Parkland Farms Boulevard would be extended from its eastern terminus in Parkland Frams Subdivision to loop through the project back to Healdsburg Avenue to the north. 7. Various public trails would be located through the project and adjacent to Passalacqua Creek. 8. The project would be completed in phases, with the earliest housing starting in Spring 2005 and would comply with the Growth Management program requirements. It would take at least 8-10 years to complete, possibly longer.
