The project site is currently undeveloped. It has a zoning and General Plan designation for Agriculture/Ranches; Low Density Residential; Agriculture-Ranch (R-A); Low Density Residential (R-S).
Document Description
The proposed Tentative Tract Map (TTM) 16487 would replace the existing Vesting Tentative Tract Map (VTM) 15898, previously approved by the City for the project site, known as the Chow parcel. The new TTM 16847 proposes to redesign the existing plan to reduce the amount of grading and accommodate the latest federal water quality regulations, but retains the density and development character of the previously approved map. TTM 16487, similar to the existing map, would permit the development of 125 single family units on the 150-acre site. Development would be clustered in the northern portion of the site, currently zoned R-S and permitting a residential density of 2.0-6.0 dwelling units per acre. Minimum lot size of the dwellings would be 7,200 square feet, consistent with the R-S zone Residential development standards.
