Document Description
Planned Development Permit, Community Plan Amendment, Parcel Map, Rezone, and Public Right-of-Way Vacations for the purpose of implementing the project which would allow for mixed-use development to occur on an approximate 11.0-acre site. The project proposes the construction of multi-story structures that would include approximately 260,000 square feet of commercial/retail uses, 110,000 square feet of office use, and 350 to 400 units of multi-family residential use (student housing) on the upper levels. A two-level, 750,000-square foot subterranean parking garage would underlie the site, spanning approximately nine acres. The proposed amendment to the College Area Community Plan would change the street classification of College Avenue, between Interstate 8 and Montezuma Road, from a six-lane major street to a four-lane major street. In addition, the project proposes a rezone of the project site from CN (Commercial Neighborhood) to CC (Commercial Community).
