Document Description
General Plan Amendment No. 653 would change the Riverside County Comprehensive General Plan's Open Space and Conservation Map designations on the property from "Areas Not Designated As Open Space" to "Adopted Specific Plan," and amend the Jurupa Community Plan Land Use Allocation Map designation on the subject site from Agricultural/ Development Reserve (AG/DevR) to Specific Plan (SP) and to amend the text of the Comprehensive General Plan's Land Use Element to reflect the Specific Plan. Agricultural Permit No. 888 to cancel an existing Williamson Act Contract for parcel 134-140-008 and to remove 34.05 acres from Mira Loma Agricultural Preserve No. 4. Change of Zone No. 6759 proposes to change the zoning classification of the site from A-2-10 (Heavy Agriculture - 10 acre minimum lot size) to SP. Specific Plan No. 331 is a proposal consisting of 107 acres of single family residential development, including four different densities, totaling 482 residential units with an additional 11 acres of commercial development. The land use proposal for the Enclave Specific Plan proposes to designate 96 acres as residential with the following densities: 18 acres at 6.2 dwelling units per acre (du/ac) with a maximum of 113 dwelling units, 20 acres at 8.1 du/ac with a maximum of 165 dwelling units; 26 acres at 3.5 du/ac with a maximum of 93 dwelling units and 30 acres at 3.6 du/ac with a maximum of 110 dwelling units. Tentative Tract No. 30971 includes the subdivision and grading of approximately 96 acres into 482 single family residential lots of varying densities and the creation of lots to be used as park sites.
