Document Description
The Operator proposes to alter the streambed of the Colorado River by construct a phased development consisting of a 99 lot single-family gated residential subdivision on approximately 49.88 acres, including 5.95 acres of open space and 5.1 acres of private streets. Potable water will be provided to the site from the existing city of Blythe water production facility at Hidden Beaches. Sanitary sewer service will be provided by approved individual septic systems. Lot sizes range from .27 acres to .66 acres with the average lot being approximately 0.4 acres. Phase one consists of 26 single family residential lots, and .52 acres of open space that may potentially include one boat ramp and dock, pending approval by the U.S. Army Corps of Engineers. Phase 2 consists of 34 square feet residential lots. Phase three consists of 10 single-family lots, and 0.48 acres (37.7 feet of river frontage, 30 feet deep) of dedicated public river access via a 12.5' wide foot trail from Hidden Beaches Drive to the Colorado River. Phase 4 consists of 29 single-family residential lots. Additionally, various retention basins, landscaping and open space lots are proposed within the site.
