Document Description
PM 31113 is a proposal to subdivide 10.3 acres of commercially zoned property into eight lots. / CUP 3390 is an application to construct a neighborhood shopping center on the above eight parcels. The center will contain seven detached buildings, which include a 44,000 square-foot anchor grocery store and an attached 3,900 square-foot retail store on Parcels 1 and 8. In addition to the retail market, Parcel 8 will have a .42 acre detention basin. A 15,000 square foot building that contains multiple retail units will occupy Parcel 2. There will be a 10,000 square foot and 8,600 square foot retail building on Parcels 3 and 7, respectively. Parcels 4 and 6 will contain a 5,000 square foot and 2,400 square foot fast food restaurant with drive-thru windows. Parcel 5 will have a gas station, a 3,925 square foot mini-market and a car wash. The center will have parking for 522 private vehicles and approximately 55,000 square feet of landscaping. / VAR1741 is a request to exceed Ordinance No. 348 standard that limits one freestanding sign per shopping center and limits the height of the sign to 45 feet within 600 feet of a freeway.
