APN 101-281-06 is currently developed with a single-family residence (manufactured home). The 80-acre parcel is served by on-site water and an on-site sewage disposal system (SDS). The surrounding area is made up of 80-320 acre parcels with very dispersed housing. The nearest neighbor is at least 1/4 mile away. The immediate area is wooded with slopes up to 20%. There are no known industrial timberlands nearby, although the parcel is split zoned.
Document Description
A Special Permit after-the-fact for the removal of five spruce trees within a Streamside Management Area (SMA). County regulations require a Special Permit for the cutting and removal of trees within the 100-foot SMA setback of a creek or other wet area. The applicant has applied for a <3-Acre Conversion through CDF to create a residential building site. Approximately 50 trees will be removed under this conversion exemption. The parcel is 160 acres and served by on-site water and sewage disposal. The parcel is not in the Coastal Zone.
