Document Description
A Parcel Map Subdivision of a 30.8 acre parcel into two parcels of 5 acres and 25 acres and 25.8 acres. The smaller 5 acre parcel on the east side of Jacoby Creek (Parcel 1) is already developed with a single family residence. The larger parcel to the west of Jacoby Creek (Parcel 2) is undeveloped. It has been historically used for timber production. Both properties will take access off an old logging road that intersects with Jacoby Creek Road. An exception to the standard 50' lot frontage requirement on a publicly maintained road has been requested for Parcel 2; there is no frontage proposed for this lot. Instead, access to the parcel will be over a 20' easement that follows the old logging road. Improvement of this access will involve road improvements, including the installation of a 60 foot bridge across Jacoby Creek. A Special Permit is also required for bridge placement within the Streamside Management Area (SMA). Both parcels will be served by public water and individual sewage disposal systems.
