The project proposes a minor subdivision of 13.04 gross acres into four residential lots (plus a remainder parcel) ranging from 2.0 to 3.3 net acres. The site, which generally slopes from north to south, includes a single-family home (to remain) and a mature grapefruit grove. The project site has a Land Use Designation of (17) Estate Residential, which allows for 1 dwelling unit per 2 or 4 acres. The project site is zoned A70 (Limited Agriculture) that requires a 2.0 acre minimum lot size. An open space easement is proposed to project a RPO wetland and other sensitive vegetation. Additionally, impacts to Chaparral will be mitigated with the off site purchase 0.33 acres in a Couty-spproved mitigation bank.
