The applicants are requesting entitlements to allow the construction of a 32 residential condominium project on property currently used for various forms of residential and industrial uses at the southeast corner of Earl Street and Spencer Street. A Tentative Tract Map is requested for condominium purposes, a Variance to allow a tandem parking arrangement for the third required parking space and a Waiver to allow the reduction in the setback distance between buildings. A Zone Change from ML (M1-PP) to R-3 (Limited Multiple-Family Residential) and General Plan The applicants are requesting entitlements to allow the construction of a 32 residential condominium project on property currently used for various forms of residential and industrial uses at the southeast corner of Earl Street and Spencer Street. A Zone Change from ML (M1-PP) to R-3 (Limited Multiple-Family Residential) and General Plan Amendment from Business Park to Medium Density Residential (18-28 dwelling units/acre) will also be undertaken for this project site and for the adjoining mobile home park located to the south to bring both the proposed and existing residential uses into conformance with the appropriate Zoning and General Plan designations. The Zone industrial uses, to allow for future residential development on those properties.
