Document Description
The applicant proposes a minor subdivision of a 4.9+/- acre parcel into three parcels ranging from approximately 43,574 sq ft to 114,030 sq ft. The original parcel was created as Parcel 3, as shown on Parcel Map No. 628 on file in the Office of the Humboldt County Recorder, in Book 5 of Parcel Maps, page 110. The subdivision will site the existing single family residence and garage onto proposed Parcel 2. Proposed Parcel 1 is developed with an existing shed, which will be removed as a condition of approval. Proposed Parcel 3 is vacant. No new development is propsed at this time. Proposed Parcel 2 is currently served by commercial community water, provided by the McKinleyville Community Services District and an on-site sewage disposal system. The parcels are accessed via Chaffin Road (aka Lane), an existing private road with a 20 foot right of way, which accesses onto Chaffin Road, an existing private road with a 45 foot wide right of way. Chaffin Road will be expanded to a 40 foot right of way and will be improved to a County Road Category 3 standard prior to parcel map recordation. Appropriate easements will be reserved for the benefit of the affected parcels. The road development will require an encroachment permit from the Land Use Division of the Public Works Department for access onto Dows Prairie Road.
