The applicant is proposing the rezoning of 125.21 acres from C-U (Neighborhood Commercial) and M-M (Light Industrial) to Res-1 (Single Family Residential) and O (Open Space). An 8.25-acre portion of the 125.21 acres proposed for rezone is not proposed for subdivision. The proposed subdivision encompasses 119.47 acres. Lots would range from 2.50-acres to 3.57-acres in size (average parcel size of 2.74-acres) and one 13.66-acre parcel to be zoned as Open Space for a common area greenway to be used for drainage purposes. The subdivision is initially proposed to be developed in two phases, with the first phase comprised of 11 lots and the second phase, 27 lots. Roadway infrastructure and a fire suppression system would be developed with each phase as required.
Document Description
The proposed project includes the construction of two on-site storm water detention basins. Individual on-site septic tank and leachfield systems would provide for sewage disposal and individual on-site wells would provide potable water. A property owner's association would be established to maintain the detention basins and fire suppression system. The Mt. Shasta Fire Protection District and California Department of Forestry and Fire Protection (CDF) would provide fire suppression services. Electrical service would be provided by Pacific Power. SBC would provide telephone service. Northland Cable service may be able to provide television cable service or individual property owners can subscribe to satellite systems. Solid waste would be taken to the Black Butte Transfer Station and eventually be transferred to the sanitary landfill southeast of the City of Yreka.
