The project is a proposal for a major subdivision of 69 gross acres (64.2 net acres) into 109 lots for single-family residential development that will occur in four phases. The project is a planned development and is proposing a .25-acre minimum lot size with lots ranging from .25-acre minimum lot size with lots ranging from .25 to .61 net acres. The overall density of the project is 1.57 du/acre with the smallest lot being 10,890 sq.ft. The project will consist of 101 residential lots comprising 34.7 acres, 8 lots for open space, recreation and other uses comprising 18.8 acres, and 6 private roads comprising 10.7 acres. The project proposes a balanced cut and fill operation of 250,000 cubic yard. The maximum cut slope will be 1.5:1 and the maximum fill slope will be 2:1. The project will be accessed from Stage Coach Lane and Gum Tree Lane. The project will receive water and sewer service from the Fallbrook Public Utilities District and fire service from the North County Fire Protection District.
