The applicant, Pelican Center L.L.C. of Huntington Beach, California is requesting approval to redevelop the site, demolish the existing buildings, enter a Development Disposition Agreement with the Tustin Community Redevelopment Agency and subdivide the parcel into fourteen new parcels. The proposed development includes construction of approximately 9,320 square feet retail and office building and twelve detached residential-retail / commercial mixed use units. (The mixed use units are commonly known as live-work units, with retail / commercial use on the ground floor and a living unit on the upper two levels).
