The project site is located within the Ballpark Village Master Plan area, whoch is located east/southeast of the Petco Park ballpark within the Est Village neighborhood of the Centre City Community Plan area.
Document Description
The proposed activity analyzed in this Addendum is the approval of the First Implementation Agreement of the Owner Participation Agreement (OPA) for Ballpark Village to construct and operate a 1,959-room Marriott Convention Hotel. The proposed hotel would also feature 216,000 square feet of meeting/exhibition space; 36,500 square feet of retail/restaurant space; and 980 underground parking stalls. The project proposes approximately 2.5 milion gross square feet of development area at a Floor Area Ratio (FAR) of 11.45. The hotel would feature a five-story, 110-foot tall podium and two high-rise towers with maximum heights of 485-490 feet (500 feet above Mean Sea Level). Development of the project would require revisions to the OPA and adopted San Diego Ballpark Village Master Plan Development Standards. The project also includes the installation of the extension of the Pedetrial LInear oark and Martin Luther King, Jr. Promenade along the southern portion of the project site from Park Boulevard to 11th Avenue and the widening of Imperial Avenue between Park Boulevard and 12th Avenue.
