Document Description
A proposed project consisting of the demolition of an existing furniture factory and the construction of a total of 573 residential units including 154 affordable apartment units, 154 senior housing units, 165 residential condominium units and 10 commercial condominiums. The structures will be a maximum of 6 stories 170' in height. The retail component of the project will be 16,507 square feet in size and will include a childcare center for up to 50 children and 10,822 sq. ft. of commercial space. Project entitlements will include a Tentative Tract Map for 165 residential condominiums and 10 commercial condominiums, either a Variance of a Conditional Use to permit an increase in the project Floor Area to exceed the 1.5:1 FAR for the CM zone and to allow childcare in a CM Zone; a Variance to decrease required project parking to 289 spaces for 165 residential units and 16,507 sq. ft. of commercial space adjacent to the Metro Gold Line Commuter Line station; and a shared parking agreement between the commercial and residential uses.
